Tirar pañales, toallas de papel, paños, compresas etc. en los aseos provocará atascos en las alcantarillas. El responsable  será el propietario y él y no la urbanización deberá  pagar el coste del desatasco.

The disposal of nappies, paper hand-towels, wet-wipes, sanitary towels, etc in the toilets will cause blockages. The clearance of blockages is the responsibility of the relevant house owners and not the urbanisation.

Das Entsorgen von Windeln, Papierhandtücher, Reinigungtücher, Damenbinden etc. in den Toiletten wird Abflussverstopfung zur Folge haben. Der verantwortliche Hausbesitzer und nicht die Wohnsiedlung muss für die Kosten für die etwaige Reinigung aufkommen.

Please use the green rubbish bins correctly and recycle where appropriate. Garden rubbish should be placed beside the bins.  Builder’s rubble must be taken off the urbanisation by builders or house owners.  Denuncias will be taken against offenders.

Bitte benutzen Sie die grünen Abfallcontainer korrekt und recyclen Sie wo immer Sie können. Gartenabfälle bitte neben den Containern deponieren. Bauschutt muss von dem Bauheern, oder dem Besitzer des Hauses, ausserhalb der Wohnsiedlung entsorgt werden. Personen, die dies nicht beachten, müssen mit einer Anzeige rechnen.

Los coches deben estar aparcados dentro de sus jardines cuando sea posible. Dejen  las calles privadas libres para un posible acceso de una emergencia. Las rotondas hay que dejarlas  libres siempre para que se pueda maniobrar.

Where possible, cars should be parked on driveways.  Keep private roads clear for emergency services.  Turning circles and roundabouts must be kept clear at all times.

Parken Sie ihr Fahrzeug wenn möglich auf dem Stellplatz ihres Hauses. Halten Sie die privaten Strassen offen für die mögliche Zufahrt eines Krankenwagens. Die Wendekreise müssen ständig freigehalten werden.

El trabajo de construcción tanto interno como externo no  debe comenzar  antes de las 08:00 y pararse a las 20:00 horas.  Los domingos no se permiten obras.

All building works, whether internal or external, must not commence before 08:00 hours. All works must cease by 20:00 hours (08:00 to 14:00 hours on Sundays ).

Renovierungsarbeiten innerhalb und ausserhalb des Hauses dürfen nicht vor 08:00 beginnen und müssen um 20:00 beendet sein (Sonntags von 08:00 bis 14.00).

Todos los perros hay que sacarlos  con correa. Hay algunas razas que debido a su tamaño ó peligrosidad además deben llevar bozal. Eso esta contemplado en las  Leyes Españolas. Los dueños de perros deberán limpiar los excrementos de sus animales y tirarlos en los contenedores verdes.

All dogs must be kept on a lead when walking. Where required, certain breeds must also be muzzled. This is Spanish law.  Dog excrement must be bagged and disposed of in the large green bins only.  Failure to comply with this basic hygiene requirement will result in action against the owners by the urbanisation.

Alle Hunde müssen an der Leine gehalten warden. Wo es nötig ist, müssen einige Hunderasse einen Mundkorb tragen. Dies ist spanisches Gesetz. Hundebesitzer müssen die Exkremente ihre Tiere einsammeln und in den grünen Abfallcontainern entsorgen.

Please pay community charges promptly. Late payment of more than one month will result in cancellation of the appropriate pool cards together with the accrual of interest on the outstanding debt.  Persistent default will result in legal action, all legal fees to be paid by the defaulter. 

Bitte zahlen Sie die Gebühren für die Wohngemeinschaft pünktlich. Eine verspätete Zahlung von mehr als einen Monat resultiert in der Sperrung der Magnetkarten für die Poll-Bereiche, zusätzlich sind Verzugszinsen zu entrichten. Längeres Nicht-Bezahlen der Gebühren zieht rechtliche Schritte nach sich, wobei alle Gerichtskosten von dem Schuldner entrichtet werden müssen.

Por favor respeten las Normas y las Reglas de las piscinas expuestas en los tablones de mensajes y que también fueron entregadas junto  con las Normas de la Urbanización a cada propietario. Es  responsabilidad de cada propietario que sus invitados y huéspedes respeten y entiendan las Normas de la Urbanización y de las piscinas.  La Urbanización incurrirá a los propietarios en la responsabilidad de los destrozos causados en la zona de la Urbanización por los inquilinos, invitados o  huéspedes.

Please comply with the Rules & Regulations of the Swimming Pools and Pool Areas. These are posted on the Notice Boards and have been issued together with the Urbanisation Rules to every house owner.  It is the responsibility of house owners to ensure that their tenants and guests understand and comply with the Urbanisation and Pool Rules. House owners will be held liable, by the Urbanisation, for any damages caused by tenants or guests to communal urbanisation areas.

Los propietarios deben asegurarse garantizar antes de empezar con una construcción de ampliación o reforma (incluido piscinas) de las regulaciones de la construcción y que ya han recibido los permisos adecuados con respecto al proyecto deseado. Cualquier escombro dejado en las aceras o en las calles o desperfectos a las calles es la responsabilidad del propietario. Tengan en cuenta que las  medidas limitadas para paredes son las siguiente – pared ciega  de ladrillos o muro  hasta 1,20 metros y una pared con balustradas o con vallas está limitada hasta 1,90 metros. Es muy posible que construcciones illegales reciban multas y/o demolición de la reforma.

Owners must ensure before any additional building or construction work’s (including pools) are undertaken, that they are aware of the appropriate building regulations and have obtained the correct permissions in relation to the proposed works. Any building rubble remaining on the pavements or roads or damage to the roads is the responsibility of the house-owner. Owners are reminded that the height limitations for walls are as follows – solid wall limited to 1.20 metres and a solid wall with balustrades or railings is limited to 1.90 metres.  Illegal building works are likely to incur fines and/or possible demolition in due course.

Bevor irgendeine Art von Anbauten, oder Umbauten (inklusive Pools) vorgenommen werden, muss der Besitzer sichergehen, dass er hierfür eine korrekte Baugenehmigung erhalten hat. Irgendein Bauschutt auf dem Gehweg, oder der Strasse, oder Schäden an der Strasse unterliegen der Verantwortung des Hausbesitzers. Die Besitzer seien an die Höhenrichtlinien für Mauern erinnert – eine Steinmauer ist auf 1,20 Metern limitiert und eine Steinmauer mit abschliessender Balustrade, oder mit einen Gitter-Zaun hat ein Limit von 1,90 Metern. Illegale Bauten werden sehr wahrscheinlich mit Geldstrafen geahndet und/oder haben einen möglichen Abriss zur Folge.
