REPORT FROM THE ADMINISTRATION (Yr. 07-08)

Dear Owners, 

            As all of you know our company INVESTMENTS TORREVIEJA, has been entrusted with the administration of their Urbanization from the year 2,003, when the  Community was formally constituted.  During this time we have endeavoured to attend to all of your needs with transparency and total care. Last year we attended every committee meeting and provided any copies of financial analysis which the committee required for their information.  Also we have personally helped many of the owners when they came to us with their individual problems.

            On the economic side, with good management of the annual quotas (the owner’s contribution) we have kept tight control of the expenses characteristic to an urbanisation but have also strived for improvement and quality of the services in the common areas like the swimming pools, etc.  This is the goal of a good Administration – to carry out much work with little money. 

            Regarding the debtors or unpaid receipts, it is necessary to outline the low level of community debtors, which has been managed by the insistence of using all legal means by the Administration to collect the quotas.  But in spite of this, today, the amount of euros 6,598.36 corresponding to 34 owners is still unpaid from previous years despite having been paid euros 9,031.89 this year for arrears.  Meanwhile we will still continue with the legal actions to collect all of the debts. In summary I can say that the result is highly satisfactory bearing in mind that the total number of owners in DREAM HILLS is 886.

            For our part we are grateful for the support of the community and especially to the President Mr. Stefan and the members of the committee who cooperated in the good management in all matters to achieve a good community.

            Nevertheless, I cannot finish this report without making reference to what we have lived through during the current financial year at committee meetings which I have been requested to attend personally for some years. Personal confrontations did nothing to solve community problems and for my part I tried to pacify and appease the spirits.

           Equally, I want to mention the writing published in a page on the internet of DREAM HILLS by the Candidate Mr. MAHMOUD AL-KADI, and which I personally think should be used to inform the owners of the latest news and agreements from the meetings and not as an opinion platform in which accusations were poured on this Administration which have nothing to do with the truth. To take an example, it is claimed that the voting system is faked, nothing could be further from the truth, since in any case nobody from this company (we are 5 people), handed in the votes.  Deliveries of the letters addressed to the urbanisation have also been distributed by hand to the individual mailboxes by representatives of the community to avoid delays, mistakes in the post, as well as significant savings in stamps.  The owners who have their address outside of the urbanisation either in Spain or abroad have the information sent to them by mail as normally happens every year.

Votes arrive at the office by post, fax and others are delivered by hand.

It is necessary to open them all to check and make a count of the various votes on the various proposals to determine the corresponding provision of funds for the annual estimates for the financial year 08-09, which will be read and approved at this meeting.  Of course the votes from the meeting are also incorporated but we can make an estimate of the budget before, using the information on the votes we hold, as was shown to Mr. Mahmoud Al-Kadi at a consultation in our office recently.    

With regard to the voting for the past year therefore, we do not understand what was published on the urbanisation web (except that it was for other interests).  Since these declarations, moreover being in writing, signify a serious and grave loss of our professional honesty and question our impartiality, and this being a constitutive fact of offence typified in the Código Civil Español (Spanish Civil Code), reserving us to take the appropriate legal actions that the Law provides.
