MINUTES OF DREAM HILLS URBANISATION COMMITTEE MEETING HELD AT LA CASITA, 26TH JULY 12 NOON.
Present: Maribel Morales, Rafael Barcelo Martin, Jan Rennison, Tid Clifford, Mags Harris, John Sinclair, John Kerr, Jenny McCadden.
Apologies: Lowri Armstrong & Alwyn Rozenek.
Matters arising:
1. The minutes of the meeting held on June 28th 2008 were approved.
2. Post Office: In response to several complaints received at the surgery on July 5th, a letter was sent to the Correos in Playa Flamenca requesting that large envelopes should NOT be left loose in the post boxes.
3. Long Term Debt: The committee requested the administrators to provide us with the current legal position on the progress of the recovery of the debts of some of the long term debtors. She provided evidence of notifications served and that all were currently in the hands of the judicial system. It may be a slow process but it is proceeding.
4. Payment of Community Fees: Some of you may not realise that your community/urbanisation fees have not as yet been paid and that from June 30th you are incurring interest charges and that your pool cards no longer function. Please contact the administrator’s office as soon as possible and arrange payment.
5. Pool Cards: We have been experiencing a few problems with the reliability of some pool cards. As a result, Pedro, the card technician, will be making random visits to the pools to check cards and the system. Please cooperate with him. He will be in uniform and will carry a letter of authority.
6. Parking – Inspirations – One-way system: There have been many complaints from owners of the bungalows on the road adjacent to Urb Inspiration.
a) Illegal parking by Inspiration’s residents.
b) Damage to the tarmac by an Inspirations resident’s car.
c) Inconsiderate parking in front of neighbours driveways by both Dream Hills and Inspiration’s residents.
d) The one-way system introduced last year is unsatisfactory and is directing traffic the wrong way around, making it difficult to turn left out of the garage area – hence cars are coming both ways.
As a result both our administrator (Ana Rosa) and Maribel have had a meeting with the administrator of Inspiration, who will now issued letters to the Inspiration owners.
Maribel awaits the return to Spain in September of their president, before deciding whether it is necessary to proceed with legal action.
Our administrator will write to theirs regarding the tarmac damage.
May we remind everyone to be considerate of your neighbours and not park in such a way as to obstruct their driveways.
A YELLOW LINE will be painted on the road on the Inspiration side of the new phase, on which no parking will be allowed. This is a very narrow road and access must be allowed at all times for emergency services.
The current unsatisfactory one-way system will be reversed in August and further details and dates will be provided in due course. A new sign will be placed opposite the relocated one-way arrow sign, stating ‘Privado – Solo Residentes Dream Hills.’
Please make sure your neighbours in the new phase read these minutes and are all informed.
7. Turning Circles: We have received many complaints that the turning circles at the top of private roads are being used for parking cars and trailers, forcing people to reverse their cars into the main road. We wish to remind owners to park on your driveways whenever possible. If you have more than one car per property, then park the second on the main road. That is what the spaces are provided for. Please show consideration to your neighbours by not blocking them in.
ACCESS MUST BE MAINTAINED AT ALL TIMES FOR EMERGENCY SERVICES. This is outlined in your escritura. Please comply.
8. Urbanisation Security: In the first six weeks the security guards have reported some 31 incidents. These have ranged from calling police to a domestic violence incident to escorting ‘undesirables’ off the urbanisation.
9. Post Box Doors – Bungalows: Following the theft of the doors earlier this year, four replacement doors have now been ordered which will be fitted with ‘restrictors’ to stop them being lifted out.
We have applied to the Correos for the postmen/women to hold the keys and unlock the doors, but this has again been refused.
10. ‘Green’ areas: The dry ‘green’ rubbish due to the clearing of the ‘green’ areas has now been removed by the council. This will no doubt collect again due to the long nature of the project, in which it is planned to plant some 200 indigenous trees in the area which do not require a watering system..
The council will be asked to also deal with any prominent ‘bits of metal’ etc., still sticking out of the ground in these areas.
The meeting closed at 14.50 hrs.
Next surgery: Saturday 2nd August 2008, La Casita at 12 noon.
Next committee meeting: Saturday 20th September 2008.
PLEASE NOTE: It is considered unacceptable behaviour to use hair shampoo, soap and gel products in the pool showers. Hair collects and blocks the drains and these commercial products make the shower-bases slippery and dangerous for other users. Personal hygiene should be carried out in ones home, not in a public area.
